V Marketplace remains closed in Yountville as renovation plans await town review

Proposed commercial kitchen and event space among changes planned for historic Yountville property

One of Yountville’s most recognizable landmarks remains closed, and residents wondering when V Marketplace will reopen have no clear answer.

Plans for structural improvements and modification of the landmark commercial property, formerly known as Vintage 1870, are in the town’s development pipeline.

Yountville Planning and Building Director Aaron Hecock confirmed, “The town received an application for proposed modifications to the V Marketplace building, including exterior alterations and a second-floor commercial kitchen and event space.”

“Town staff has completed its initial completeness review and provided feedback to the applicant,” Hecock said. “The application has not yet been deemed complete.”

This, he said, means that the proposal has not advanced to a full evaluation of its compliance with state and local requirements, including the California Environmental Quality Act (CEQA), Yountville’s General Plan and zoning regulations.

The V Marketplace property is part of The Estate Yountville owned by Gary Jabara, who also owns the Yountville Sun. The application documents describe the project as Groezinger Wine Cellar and The Estate Yountville Winery.

For residents and visitors accustomed to the building’s longtime presence as a shopping and dining destination, the update offers little indication of when the property might return to active use.

Hecock said it is too early to estimate when the project could appear before the town’s Zoning and Design Review Board or the Yountville Town Council.

The proposed changes raise questions about what the next chapter of the landmark property will look like, including how the planned second-floor commercial kitchen and event space would fit into the building’s future operations.

The town of Yountville maintains a Current Commercial Projects webpage where residents can review development proposals, including approved projects and those still pending review. Project details may change as applications move through the process.

Once an application is complete, town staff can proceed with the applicable regulatory review. Projects requiring Zoning and Design Review Board consideration provide an opportunity for public comment.

“Updated project information will be posted to the website as it becomes available,” Hecock said.

Until then, the question in conversations circulating around Yountville remains: When will V Marketplace reopen?
